Pre Lease Asset Manager- Commercial Properties

Job Summary

We are looking for a Pre-Lease Asset Manager to manage commercial properties and ensure they are ready for leasing. The role involves property inspections, asset readiness, coordination with leasing and facility teams, vendor management, and ensuring compliance with quality standards before handing over the premises to prospective tenants.

Key Responsibilities

· Conduct site inspections of commercial properties, including office spaces, retail units, and commercial buildings.

· Assess property readiness and identify civil, electrical, plumbing, HVAC, fire safety, and interior work requirements.

· Coordinate with project, facility management, leasing, and legal teams to ensure timely property readiness.

· Monitor snagging, rectification, and fit-out work before tenant handover.

· Coordinate with contractors and vendors to ensure quality, cost control, and timely completion.

· Verify property documentation, approvals, utilities, and statutory compliance requirements.

· Prepare property readiness reports, inspection checklists, budgets, and progress updates.

· Support the leasing team with site visits, property presentations, and technical queries from prospective tenants.

· Ensure commercial spaces meet agreed specifications and are ready for lease execution and handover.

Qualifications & Experience

· Bachelor's degree in any discipline

· Experience in commercial real estate, asset management, property operations, or project coordination.

· Knowledge of commercial building systems, including HVAC, electrical, plumbing, fire safety, and interiors.

· Strong vendor management, coordination, reporting, and problem-solving skills.

· Proficiency in MS Excel and property management tools.
